From our last construction update in January, construction on Phoenix Place is still making good progress despite some delays due to weather. Structurally, the single ply membrane, top lift shaft and brickwork to the lift shaft are all completed with the capping due to be completed in-line with the brickwork and façade and lift installation due to be completed this month on both blocks.
The façade on block two is near completion with the SFS and boarding completed and the windows 95% complete with the remaining windows to be installed on removal of the hoist. The brickwork is only 75% completed due to the weather delays, meaning the external insulation and base coat continuing to on go across each elevation.
On block one the SFS is completed and the weatherboard near completion at 95%. However, the windows have seen some delays due to the weather and are therefore on-going. The brickwork is also only 50% completed, meaning the external wall insulation is slightly behind schedule.
The fit out of block two is seeing good progress with the setting out and first fix stud works completed and ahead of schedule. The first fix of M&E is completed (apart from rooms awaiting installation of windows), with the second fix on-going in cluster rooms up to level four. The boarding and plastering is completed in all cluster rooms and on-going in suite-rooms and kitchens up to level four, with work on the fifth floor now underway. Likewise, skirting and window cills are completed up to level four, with door deliveries due in April.
In block one, the setting out and first stud fix are now completed up to level seven, with all pods now loaded and in position. The boarding and plastering is on-going up to level four. The first fix of M&E works is due to be completed mid-April, with the second fix completed on the bottom floor.
