New Flagship Scheme Revealed In Manchester

Exciting to see planning for the next phase of the flagship Circle Square scheme in the heart of Manchester. The neighbourhood will boast over 1,700 new homes, 1.2 million square foot of work-space and over 100,000 square foot of retail and leisure space.

Circle Square Quote 2After the success of the first two commercial buildings, Bruntwood SciTech has revealed a planning application is due to be submitted in September 2019, with the aim of work commencing early 2020 and an anticipated completion of April 2022.

Place North West reported, The developer has held a public consultation on the 15-storey building at its flagship Circle Square scheme in Manchester with a planning application for the 300,000 sq ft office expected in September.

The block at plot 12 of the Circle Square master plan has been designed by architect Feilden Clegg Bradley and was showcased at the consultation event on the 23rd July. 

The consultation also revealed the central square of the development will be named Symphony Park, while Brancaster Road, which currently cuts through the site, is set to be renamed Newman Street under the proposals.

No. 3 Circle Square is due to feature a reception, food and beverage units on the ground floor, ranging in sizes from 2,500 square foot to 1,600 square foot and a stunning roof terrace providing exceptional views over South Manchester. Each floor of the commercial building will have an open-plan column-free design.

Bruntwood reported, Located at the heart of Manchester’s Oxford Road Corridor innovation district, Circle Square - a joint venture between Bruntwood SciTech and Vita Group - is a pioneering new neighbourhood that will boast over 1,700 new homes, 1.2 million sq ft of workspace and over 100,000 sq ft of retail and leisure space, providing a variety of boutique retailers, restaurants, bars and pavement cafes, all centered around Manchester’s largest city centre park. The park itself will host a variety of community and cultural events that will celebrate the city’s dynamic and creative community.

Circle Square’s first two commercial buildings – No.1 and No.2 Circle Square – are currently under construction and have received exceptional levels of interest from high growth businesses from across the UK and internationally. Global technology company Hewlett Packard Enterprise announced in December 2018 it is to bring 300 employees to No.1 Circle Square, in order to capitalise on its collaborative community of leaders in technology, business, arts and science.

mancheser tech growthOther significant pre-lets are currently under discussion, and with space at the two buildings in significant demand Bruntwood SciTech has accelerated plans for its next commercial building to cater for the anticipated continued growth of Manchester’s digital technology and engineering sector.

Research by Tech Nation has illustrated the distance by which Manchester is outstripping its rivals, with tech deals growing at a quicker rate than anywhere else in Europe over the 2012-17 period, up 228% compared to London (189%) and Germany (51%), with the North as a whole seeing a 114% rise.
